Property Manager – Mankato, MN (On-Site)

At Atwood Management, we’re seeking an enthusiastic Property Manager to lead on-site operations for one of our Mankato-area communities and additional nearby properties. This is a hands-on role where you’ll help residents feel at home, drive strong occupancy, and represent a trusted name in property management.

What You’ll Do

As a Property Manager, you’ll balance relationship-building with detail-oriented management. You’ll guide prospective residents through the leasing process, ensure properties are well-presented, and provide clear, friendly communication every step of the way.

Key Responsibilities

  • Leasing & Occupancy: Manage leads, conduct property tours, process applications, and oversee renewals to maintain strong occupancy.

  • Resident Experience: Build genuine connections with residents through attentive service, proactive communication, and follow-through.

  • Marketing & Outreach: Partner with our marketing team to promote properties and ensure timely follow-up on inquiries.

  • Administrative Management: Maintain accurate lease and financial records, coordinate move-ins and move-outs, and ensure policies and listings are up to date.

  • Ownership Communication: Provide updates and insights to ownership, supporting goals for performance and resident satisfaction.

  • Emergency Response: Respond quickly and calmly to property-related emergencies, maintaining clear communication and thorough documentation.

Who You Are

  • Personable, professional, and service-minded — you care about residents and the communities you represent.

  • Detail-oriented with strong multitasking skills and a commitment to follow-through.

  • Excellent communicator with solid writing, phone, and email skills.

  • Confident with technology and comfortable using property management software (AppFolio preferred).

  • Experienced in property management, leasing, hospitality, or customer service.

  • Able to work both independently and collaboratively with our support teams.

Additional Details

  • Schedule: Monday–Friday, 8:00 a.m. to 5:00 p.m., with occasional evenings and weekends for resident events or emergencies.

  • Travel: Up to 50% local travel between assigned properties.

  • Requirements: Valid U.S. driver’s license, reliable transportation, and successful background screening.
